For Costa Rica Real Estate Buyers
Owners from all over the world choose Costa Rica for a second home and/or real estate investment purposes. The warm climate, friendly people, incredible nature, and ability of foreigners to hold property fee simple are some of the many reasons.
At Coastal Realty, we’ve been helping both foreign investors and nationals purchase property since 2006.
Our Buyer Representation Culture
“Realtor” is actually a branded term used by members of NAR in the United States. In Costa Rica, there is no required licensing/code of ethics, but our approach to ethics is one of the reasons to work with us:
- Conflict of Interest Clarity – If we are looking at a property within a development that one of our team has an ownership in, you should know that. If we “have the exclusive” on a property and would make more commission on a particular property than we would on others that might fit your needs, you should know that, too.
- The Right Property, Not the Right Commission – In Costa Rica, there is no widely-adopted multiple listing service. As buyers’s agents, we actively work with all the reputable firms in the area to ensure we know about the right properties and can present you with the best property for you (not the property that makes us the most fees).
- Education via Representation – We understand that our buyers need to get familiar with concepts like legal incorporation, how title is handled in Costa Rica, the closing process and many other nuances of the purchase process and are happy to help you understand what it means to be a foreigh owner of property.
- Disclose, Disclose, Disclose – Our job is to be sure we know as much as we can about a particular property and that you get the benefit of that knowledge. That is above and beyond what might come to light during a due diligence process.
- Work with the Best – From attorneys to inspectors, we only recommend professionals we trust to take the best care of our clients possible.
- Cost Clarity – As with many purchases, you have closing/transactional costs in addiotion to the “list price.” We vet your closing costs whether you work with an attorney we have recommended or one of your own choosing.
