PROPERTY REGULATIONS:
1. Smoking is not allowed inside the property. WITHOUT EXCEPTIONS.
2. It is not allowed to light candles inside the property, in case of a power off please report to the CPM staff.
3. Pets are not allowed unless they have prior authorization. A security deposit authorization will be requested in case pets are allowed.
4. The property has clothes and sheets, under no circumstances will they be removed from the property. If any is lost during your stay, you will have to pay an amount of $ 50 for each lost sheet or cloth.
5. You indicated in the reservation form how many people entered the property. If the number of people is exceeded, it will be a reason for the immediate cancellation of the reservation. Apply for permission and pay the additional cost if you have visitors staying at the property.
6. Keys are given at check-in. Lost keys will cost $ 10 each.
7. Any illegal activity or parties within the property is a reason for canceling the reservation.
8. The noise has to be kept at a respectable level. If the neighbors complain, it will be the cause of a wake-up call. In case of ignoring the call of attention, the reservation will be canceled (No refund of any kind will be made)
9. The office is open Monday through Saturday from 8 am to 4 pm. If the check-in is after 4 pm please coordinate with the CPM staff for the delivery of the keys.
10. Check-out is at 10 am. Please let us know your departure time so we can pick up the keys and check the property.
PLEASE DO NOT LEAVE THE KEYS WITH PEOPLE OUTSIDE CPM OR THE OPEN PROPERTY.
11. You are responsible for your security and the content of the property. We recommend that you leave doors and windows closed when you are not on the property.
12. Please bring your own beach towels, as the ones on the property are for use within the property.
13. Please close the doors tightly every time you leave or are inside the property.
SUGGESTIONS:
1. Cars should be kept closed and valuables removed from the car, as well as not left in common areas or on the beach alone.
2. Mosquitoes bite early in the morning and at sunset time, we recommend that you use mosquito spray during those hours.
3. Air conditioners in Costa Rica are mini-split and work with remote control. Turn them off when you leave the property to save electricity.
4. Many properties have septic tanks or individual treatment plants. Please do not throw the papers or any other product down the toilet. Use the trash cans.
5. The voltage of electricity is 110 volts. Electricity spikes are very common, connecting the laptop for example to a power strip instead of directly to the wall.
6. All numbers in Costa Rica are 8 digits long. To make long-distance calls, you have to buy a card at the supermarket.

The owner (lessor) of the house, condominium, or other property and its rental agent, Coastal Property Management, operating as Property Management del Pacifico HCRPM, SA, or its principal owners, directors, shareholders, agents, and employees are not responsible for any accident caused with or without negligence or willful conduct or criminal activity of any person, that happens around the swimming pool, common areas or in or around the house or apartment or property itself. The owner, his agent, and employees, Coastal Property Management, are not responsible for any loss or damage to personal property, valuables, injuries, or loss of life. If you are considering bringing personal property or expensive equipment, we recommend that you obtain your own insurance. We make no express or implied warranty regarding the suitability, condition, or habitability of the rented property. In the case of any claim or lawsuit, lawsuit, cause of action against the rental agency and its directors, officers, employees, independent contractors, or agents, the tenant agrees to indemnify and hold its landlords/management company, agents harmless. And employees for attorneys’ fees, costs of litigation expenses incurred in the defense of a said claim, and of all damages caused or successful claims of any claimant. Tenants agree that landlords as described above, as well as the rental agency, its agents, and employees, will not make any claims in the event of injury, death, power outage, fire, flood, theft, assault, battery, violation, others of criminal conduct, earthquake, hurricane, or damage related to the weather or other natural disaster against Coastal Property Management, Property Management del Pacifico HCRPM, SA. The tenants, following a mandatory arbitration with the Conciliation and Arbitration Center of the Costa Rican Chamber of Commerce, in the event of any of the events described above, are not covered by this indemnity agreement. Each party agrees to bind its successors, assignees, heirs, administrator, executors, and personal representatives.
My / We sign below constitutes my / our agreement that I/we understand this contract and I/we understand my responsibility as a tenant and accept the obligations and financial charges described above. I / We agree to pay the full repair or replacement costs of the property, condominium, apartment, or other property including common areas and surrounding areas in the event of loss or damage caused by me or my guests during our stay. Such damages and losses will be documented in writing as to the cost of repair or replacement to me by the property manager or owner.
Landlord / Property Management Company and its agents: The agreement is governed by the laws of Costa Rica and the parties agree that in the event of any dispute, the location will remain and will be exclusively in the country of Costa Rica.
